Help I'm locked out!!

We’ve all done this from time to time. If you forget your keys and are locked out, please call the main office at (403) 330-6671. A $50.00 lockout fee will be charged for each occurrence.  Sorry, we have to do this.

 Changing of Locks

Locks can only be changed or added with written permission from the Landlord.  Please contact your building manager.

How do I apply to live in Sun Circle Apartments?

A: Hello! Thank you for your interest in Sun Circle Apartments. Applications are submitted online. We generally review these within 72 hours, however it may take a little longer for us to reply depending on how quickly we’re able to get responses for the references you supply. If your application is approved we will notify you and you will need to sign a rental agreement and supply a security deposit in order to secure the apartment. Initial leases are available for either a six month or one year term.

What is your policy for security deposits?

A: A security deposit equal to one month’s rent is required when your application is approved. At the end of your lease term, if you do not choose to renew, your deposit will be returned with interest earned following the move-out inspection and any deductions.

What utilities are included?

A:  Utilities are NOT included, because we find this to be more efficient and fair to all the tenants.  Utility services need to be arranged with Lethbridge Utilities for water and power, and with Direct Energy Regulated Services for natural gas.

Cable, telephone, Wireless and Internet services can be provided by Telus, Shaw, Bell, and other providers.

Is there free WIFI in the building?

A: This feature is not available; residents must arrange for their own wifi.

Does every suite have a garage and if so, how big is it?

A: Each unit gets their own private single-car heated garage with a garage door opener.  The dimensions are 10’x22’ with an 8' x 7' door opening– room for a single large vehicle or a small-medium car - leaving room for a small storage area.  A single garage door remote is provided.

What visitor parking is available?

A:   There is street parking available for visitors and residents to use.  There are no zoning restrictions to prohibit parking on adjacent streets.  Additionally, the area immediately in front of a tenant's garage is available for exclusive use of the tenant or their visitors.

Are there storage lockers available if I need extra storage?

A: Sun Circle does not have storage lockers, but there is a generous amount of closet space and a storage area within the unit. The parking garages for each unit are large enough to accommodate bicycles and some storage.

What kind of building security features does Sun Circle offer?

A:

We watch that all entry doors are secured and locked, but we also expect our tenants to cooperate and ensure that doors are locked for the safety of the community.  The buildings do not have external cameras, however the place is well lit.   There is lighting on each landing and near the tenants unit and throughout the complex.
We are located in a newer area of Lethbridge and it's considered a safe environment.

If you want to report any suspicious activity, acts of vandalism, a noise complaint, or have any other security concerns, please call the main office at (403) 330-6671. Your report will be kept confidential.

How close is the nearest exercise facility to the building?

A:  Lethbridge has many fitness facilities and most are within 15 minutes of the complex.

How far are Sun Circle Apartments from the University?

A:  Lethbridge University is located 4 Kilometers north of the complex.  Lethbridge College is 14 Kilometers from the complex.

What services will I find in the immediate surrounding neighbourhood?

A: Sun Circle apartments is conveniently located across the street from a small shopping center, containing a Tim Hortons coffee shop, a Subway sandwich shop, a liquor store, a Macs convenience store and an Esso gas station. Additional shopping is near to the University. A few kilometers north of the university are additional services, including Banks, Fitness facilities, restaurants, bars, hardware stores and grocery stores. The downtown business district is 8 kilometers from the complex and the South Lethbridge commercial district is 18 kilometers from the complex.

 

Are there running trails close by?

A:  There are running and hiking trails in the immediate vicinity, including a city park with trails directly across the street. There are six city parks with trails located within a two kilometer radius of the complex

What is the move-in procedure?

A:

Here's a list of things to do before moving in:                                                              

 1. Please return all three (3) copies of your signed lease on the day you are moving in.                 

2. Please return completed “Tenant/Parking Update Information” form. 

3. We need to schedule a Condition-In Inspection of the apartment.  This needs to be done to be done within seven days of you moving into the apartment.  This is an important step because it will establish how we would expect you to maintain the apartment.                            

4. Please dispose of all cardboard boxes and moving materials properly. There is a large garbage bin provided at the entrance, inside the complex for this purpose.

What is the move-out procedure?

A:

Your agreement will define the exact notice period, but essentially it is one (1) month prior to the end of your contract or lease.  Contracts can be monthly, 6-monthly or 1 year.

 Move out Procedures and Cleaning Price List will be provide by our building management when notice is given.  Excepting normal wear and tear, you must give the unit back in the same condition and state of cleanliness that you received it.  Any cleaning or repairs required when you move out will be applied against your deposit, and the remainder will be refunded by cheque within 10 days of your departure.

Who do I contact if I have a problem?

A: There is a dedicated Building Manager who is usually onsite and an Emergency Number to call (403 330-6671)  if you cannot reach the manager immediately and the problem is urgent.

Whether you lose your key or find someone parked in your spot, the Building Manager will always assist you to make sure your home at Sun Circle is well maintained and your needs are met!
